What is a measurement or floorplan service?

A measurement service is just what it sounds like: Based on your needs, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, an appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they tour the home, they mark the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch out the property. Then, the appraiser writes up a report and detailed floorplan showing the total living area of the home and the general layout. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service needed?

Challenging real estate taxes

Tax records often reflect the wrong area of a property because the values can come from many sources, and sometimes go unproven — meaning you may be taxed for more space than you actually own! Unless a certified appraiser has recently performed a valuation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Putting your property up for sale

A measuring service can ensure that you're paid fair market value for your house. Living space is one of the most important factors potential buyers look for when purchasing a house — but since square footage values are often estimated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of your home as well as the number of interested buyers. The only sure method of using a precise GLA when listing your home or property is to reference a previous appraisal or home measurement service performed by a certified appraiser (after any renovation that may have affected square footage).

For real estate professionals

To make certain that your client's home closes at a price that appropriately reflects market value, we advise requesting a measurement of the property. Your clients, and potential buyers, will appreciate your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tool to interest potential buyers because they can see the layout and details of the home before and after a walkthrough.
